Booking is open for no-fee homeowner foundation evaluations across our Dallas-area service coverage from 1 September through 15 December 2026.

This is the season when the questions arrive. Soil has been contracting through a long dry summer, the fall rains put moisture back, and the swing produces new cracks and doors that stop closing. If something has changed at your house, this is a sensible time to have it measured.

What is included

A standard homeowner evaluation covers:

  • A digital manometer elevation survey across the whole floor plan
  • A visual distress survey inside and out, including crack locations, widths, and directions
  • Door and window behaviour, separations at trim and brick, and floor slope
  • Exterior grade, drainage, and tree proximity assessment
  • Crawlspace entry and inspection on pier-and-beam homes
  • Written findings documenting what was measured and what it supports

Most single-story homes take under an hour. Two-story properties, homes with additions that need surveying separately, and difficult crawlspace access take longer.

What “no fee” actually means

It means no fee for a standard evaluation on owner-occupied residential property within our service area. No deposit, no callout charge, and no obligation to proceed with anything.

What it does not cover, and we would rather say this up front than in the small print:

  • Assessments tied to a real estate transaction or a dispute, which carry different documentation and turnaround requirements and are quoted separately
  • Independent structural engineering assessments, which are performed and billed by the engineer
  • Hydrostatic plumbing testing, which is performed and billed by a licensed plumber

We confirm which applies when you schedule, so nothing about the cost is discovered on the day.

How to prepare

Five minutes of preparation makes the appointment considerably more useful.

Clear the main walking paths so floors can be surveyed without shifting furniture around. Make sure the exterior perimeter and any crawlspace access are reachable. Then gather what you have: prior repair records, engineering letters, photographs of cracks taken over time, and notes on when you first noticed a change and whether it has grown.

What you receive, and what you keep

You receive written findings: the elevation results, the distress observations, the site conditions noted, and our assessment of what the data supports.

That document is yours regardless of whether you hire us. It establishes a baseline you can compare against in future years, and it gives any second opinion something concrete to engage with.

If repair is warranted, an itemized written quote follows: pier locations marked on a plan, the system specified, access approach, permits, restoration, exclusions, schedule, payment terms, and the transferable written warranty.

If repair is not warranted, we write that down too, along with what to monitor and what would change the recommendation. That outcome happens more often than the industry’s marketing would suggest.
