What drainage work does for a foundation

Soil around a Dallas foundation changes volume as its moisture content changes. That is what expansive clay does. The damage comes not from moisture itself but from the swing, and particularly from a swing that happens unevenly around the building.

Drainage work aims at the swing. Move concentrated water away from the structure, stop one elevation from sitting saturated while the other bakes, and the soil around the perimeter behaves more consistently. Consistent soil moves less. That protects a sound foundation and it protects a repaired one.

What drainage does not do is lift a foundation that has already settled. Where an evaluation documents real movement, structural repair is the corrective work and drainage is what keeps the correction from being undone. The measures we install

French drains. A trench lined with geotextile filter fabric, filled with clean gravel, containing perforated pipe that collects subsurface water and routes it to a discharge point. Suited to persistently saturated ground and slopes above the house.

Catch basins and channel drains. Surface collection where water visibly pools, connected to solid line and carried to an outlet. Often the simpler and cheaper answer when the problem is surface runoff rather than subsurface saturation.

Swales and regrading. Shaping the ground to establish positive fall away from the house and to route surface water along an intended path. Frequently the highest-value intervention available and the one most often overlooked.

Downspout extensions and discharge lines. Roof runoff concentrated at a handful of points is a large volume of water. Getting it away from the foundation rather than discharging it at the wall is basic and effective.

Root barriers. HDPE panels installed vertically between a mature tree and the structure, deep enough to redirect the root zone away from soil beside the foundation.

Sump basins and pumps. Where gravity discharge is not achievable, which happens on genuinely flat lots.

Root barriers and Dallas trees

Live oaks, pecans, elms, and crepe myrtles are part of what makes established Dallas neighborhoods what they are, and homeowners are understandably reluctant to remove them.

They are also drawing a substantial volume of water out of the soil within their root zone. In clay, localized drying means localized shrinkage, which is why settlement is often concentrated on the side of a house nearest a large tree.

A root barrier addresses the mechanism without removing the tree. Panels are set in a trench between tree and structure, sized for the species and its root habit. It is less disruptive than removal, considerably cheaper than the structural repair that untreated desiccation can eventually require, and it keeps the tree. We present it before anyone suggests a chainsaw.

Discharge: the constraint that shapes everything

Every drainage design is limited by where water can lawfully and physically go. It must be lower than the collection point, on ground you control or into a legitimate outlet, and it must not create a problem on a neighbouring property.

On sloped lots in Oak Cliff this is usually straightforward. On flat lots in Plano or Garland the viable outlet can be a long run from the problem, and occasionally a sump and pump is the only design that works. We confirm the discharge before quoting the run, because a drain with nowhere to go is a trench that holds water against your house.

Maintenance is part of the system

What affects the cost of drainage?

We publish cost factors rather than a headline price, because scope is what moves the number. Your written quote itemizes each of these.

Linear footage and depth
Trench length and depth are the biggest single driver. Deeper subsurface drains through clay cost considerably more per foot than shallow surface work.
Discharge location
Water has to go somewhere legal and lower than the collection point. Long runs to a viable outlet, or a sump where gravity will not do it, add cost.
Surface restoration
Turf, beds, and hardscape crossed by a trench have to be reinstated. Cutting and replacing a driveway or patio section is a significant line.
Root barrier length
Barriers are priced by the run and the depth needed for the species and its root behaviour.
Grading volume

Can drainage work fix my foundation?
No, and this is the most important thing to be clear about. Drainage reduces the extreme moisture swings that drive movement in expansive clay, which protects a foundation and protects any repair already performed. It does not raise a foundation that has already settled, and it does not substitute for underpinning where an evaluation documents real movement. Drainage is preventive and supportive. Repair is corrective. Selling one as the other is misleading, and you should treat any contractor who blurs it with caution.
How does drainage actually relate to foundation movement?
Expansive clay changes volume with moisture content. In the active zone, roughly the upper few feet where a residential foundation sits, that change is enough to move a structure. What drives damage is not moisture itself but uneven moisture: one elevation of the house saturated while the opposite side stays dry, or a corner that cycles from soaked to bone dry twice a year. Drainage work aims to even that out, moving concentrated water away so the soil around the whole perimeter behaves more consistently.
What is a French drain and when is it the right choice?
A French drain is a trench lined with geotextile filter fabric, filled with clean gravel, containing a perforated pipe that collects subsurface water and carries it to a discharge point. It suits situations where water is moving through the soil or sitting below the surface, particularly along a slope above the house or where a saturated area persists after rain. Where water simply pools on the surface, a catch basin and solid line often solves it for less.
What is positive grading?
Soil sloping away from the house so water runs off rather than collecting against the foundation. The general target is a noticeable fall over the first several feet out from the wall. Over time grade flattens: beds get topped up, mulch accumulates, soil settles, and patios get added. Re-establishing fall is frequently the cheapest meaningful intervention available and should be checked before anything more elaborate is considered.
Do tree roots damage foundations?
Not usually by pushing against them. In North Texas the mechanism is moisture. A mature tree draws a significant volume of water from the soil within its root zone, and in expansive clay that localized drying causes the soil to shrink, which can produce settlement on the side of the house nearest the tree. It is a moisture effect, not a mechanical one, which is why a root barrier often solves it without removing the tree.
How does a root barrier work?
A barrier panel, typically HDPE, is installed vertically in a trench between the tree and the structure, deep enough to intercept the root zone that would otherwise extend under the foundation. Roots grow downward and outward around it rather than into the soil beside the grade beam. Depth and length depend on the species and its mature root behaviour. It is considerably less disruptive than removal and keeps the tree, which most homeowners prefer.
Do drains need maintenance?
Yes. Catch basins collect leaves and silt. Outlets get blocked by turf growth, mulch, or debris. Pop-up emitters jam. A system that is not cleared periodically will stop moving water, usually during the heavy rain event when you most need it working. Where can the water discharge to?
Somewhere lower than the collection point, on ground you control or into a lawful outlet, and not onto a neighbouring property in a way that creates a problem there. This constraint shapes more drainage designs than any other factor. On flat lots the viable outlet may be a long run away, and occasionally a sump and pump is the only workable answer. We confirm this before quoting, because a drain with nowhere to go is just a trench that holds water.

Should drainage come before or after foundation repair?
